Air handler mounted inside attic - main discharge (cold/conditioned air) has become disconnected - results in poor air temperature control in the home and significantly increased heat/cooling costs.

Plumbing vent boot seal cracked and torn, allows water leakage into attic.

Main electric panel. Note that there is an uncovered opening at the top left. Dead front panel covers should be inserted (very inexpensive safety item). Panel cover was also removed to inspect wiring to individual breakers.

Ventilation ducting in crawlspace falling and insulation has been damaged - resulting in inadequate heating/cooling and increased energy costs.

Hose faucet on exterior not properly secured to wall. This presents an increased chance for the water pipe to be broken off inside the wall.

Moisture damage to flooring base as noted from under home in crawl space. Area is stained but is also wet - evidence of active leakage (under Jacuzzi tub area in master bathroom).

Note the warped appearance of the wood fascia trim - wood is heavily moisture damaged and rotted - should be replaced.

Gutters disconnected and damaged; downspouts missing and loose.

Flat top range - two of the control knobs were discovered broken. Were in-place giving the appearance of proper operation but were actually non-operable.

Moisture stains evident around chimney roof penetration inside attic - evidence of flashing allowing water into the attic.

Shingles on roof torn and missing - reduced efficiency and near end of life on roof.

Smoke detector has been removed from bedroom wall. It is important to remember that when replacing detectors that are hard-wired together, that all must be compatible for the system to operate properly and offer the intended safety feature.

Tub spout corroded - holes appear completely through the fixture.
